Taylor Morrison touts town home communities

Town homes by Taylor Morrison Homes can be a great option for home buyers who seek maintenance-free living and great amenities at a price that can be as low as renting, says John Hennebery, vice president of sales and marketing for Taylor Morrison.

"Especially for a buyer who's in transition or who is a first-time home buyer, town homes provide an opportunity to own a home because they're particularly affordable," Hennebery says, emphasizing that Taylor Morrison is building four town home communities in the Tampa Bay area.

It hasn't always been the case, but in today's market, a family or an individual can buy a new town home and have low monthly mortgage payments close to what they would pay for monthly rent, he says.

Taylor Morrison is offering a 30-year fixed rate interest of 5.5 percent, based on eligibility, through the company's mortgage company, Taylor Morrison Home Funding, Hennebery says. At all communities, Taylor Morrison also will pay a portion or all the closing costs.

"You're not seeing any return on investment or tax advantages with renting," Hennebery says. "By paying a mortgage, you're building up equity and credit."

Another great thing about town homes is "maintenance-free living," Hennebery says, explaining that Taylor Morrison takes care of mowing your lawn and trimming your trees, something you might not expect.

"We're offering more variety than ever before," Hennebery says. The Brandon area communities — Winthrop, Avelar Creek and Oak Creek — have single-family homes as well as town homes available.

Mission Village is a town-home neighborhood, featuring three-story homes with two-car garages under the home and private balconies. The homes, priced from the low $200,000s, provide 1,200 to 1,800 square feet of living space with two to three bedrooms and 2½ to 3½ bathrooms.

"One of the draws to Mission Village is that it will feature 60,000 square feet of retail space within walking distance," Hennebery says. Models at Mission Village, 1 mile from Westfield Brandon mall and Interstate 75, will be ready for viewing in December. Presales are under way.

Models are open and a town center is in the making at the Winthrop neighborhood in Riverview. The community features the Taylor Woodrow brand, while the three other communities feature the Morrison brand.

The 95 Winthrop town homes will have two-car garages, three bedrooms and 2½ bathrooms. There are four floor plans with 1,700 to 2,300 square feet of living space from which to choose. They are priced from the $230,000s.

Town homes in Avelar Creek are priced from the $150,000s and feature three bedrooms, 2½ bathrooms and one-car garages. There are two floor plans from which to choose, with square footage from 1,500 to 1,800. There are several town homes available for immediate move-in.

Priced from the $120,000s, the town homes at Oak Creek provide 1,000 to 1,200 square feet of living space, two bedrooms and 2½ bathrooms. Four floor plans offer plenty of options, Hennebery says. New models are open at Oak Creek.
