Tampa City Council Gives Preliminary Approval To Hyde Park Village Redevelopment Plans

TAMPA - The Tampa City Council voted 4-2 this afternoon to preliminarily approve plans to redevelop Hyde Park Village.

Councilman Charlie Miranda joined with Tom Scott, Gwen Miller and Joseph Caetano in supporting the plans, with Linda Saul-Sena and Mary Mulhern voting no.

Councilman John Dingfelder abstained because his law offices were housed in the village until recently.

The council's final vote on the village rezoning is set for 9:30 a.m. Jan. 10.

Last week, after more than six hours of public debate, the council voted 3-2 to approve the proposed $100 million makeover for the 20-year-old shopping area. But with Miranda absent and Dingfelder abstaining, the approval fell short of the required four votes.

The village's owner, Wasserman Realty Capital, wants to replace the former Sunrise Cinema building on Swann Avenue with a 90-foot tower with 85 residences, 46,501 square feet of office and retail space, including a grocery, and 348 parking spaces.

The former Brooks Bros. building would become an 80-foot tower with 78 residences, 43,530 square feet of retail and office space, and 263 parking spaces.

Many Hyde Park residents have opposed the project since its unveiling almost two years ago. The city's Architectural Review Commission rejected the plans three times, most recently in November when it found the latest version of the project out of character with the historical neighborhood.

I've had my Hyde Park condo on the market for a year with no sale and the value keeps going down....now the morons in city council have approved more condos--thanks for nothing! This is ridiculous!

you guys should move to bradenton. here when developers boughtout a drug and crime infested area of east bradenton, the city council delayed approving the permits until after the market crashed and the condos could not be sold. the borded up homes sat vacant except for the copper theaves, crack heads and homeless for months. when people want to build, they should be able to build. dont forget this is america and it runs on capitalism

Good!! It is about time. Someone needed to do something to keep Hyde Park Village from dying a slow, painful death. It's like a ghost town down there. The stores keep closing, the cinema gone, nothing to see, buy, do or eat. KUDOS to the City Council for having some vision!!

Maybe your condo would sell if you weren't asking 275K for it. cracks me up - why on earth would a guy buy a 275K dollar condo?? when you could just buy a single family home. this isn't manhattan. Good luck to all those bone heads on Kennedy who are trying to sell those condos too.

You know what you need to price your condo for it to sell?? Try about 175K. And it needs to be nice.

Thank God reason prevailed and this project was finally approved. Hyde Park needs to survive and and this will be a great boost to the neighborhood and our retail amenities. You cannot have a small group of selfish, self centered neighbors cry about how bad their traffic is. They will always be able to push their baby strollers around without any problem. If Hyde Park went belly up, these same neighbors would be blaming the City for letting it happen. I cannot wait to see it finished. It will be fantastic. As for Linda Saul Sena, I think she is a huge barrier to getting anything accomplished in this City. I mean, who has a fainting spell because "it's just such a hard decision."

This will be a shot in the arm of energy for this area. Growth requires modernization. Hyde Park needs to follow progress in order to survive in the future. The new plans look great. The elevations are beautiful. Truly a great project put together by a great team. The community and neighboring visitors will benefit greatly. It wouldn’t be fair to stop this progress because someone’s pet poodle might be startled to see a new building while it takes its’ morning walk… ;^)

I really hope someone does buy your condo. You're an idiot for not realizing the value that this project will bring to your own property, and Hyde Park is better off without people like you. You're probably not even living in your condo - just contributing to the problem by sitting on vacant property with some ridiculous price tag.
