Retail Strip Proposed At Meadow Pointe Site

WESLEY CHAPEL - Three years after residents defeated a proposal to build a gas station at the heart of Meadow Pointe, developers want to put up a CVS pharmacy and small retail strip at County Line Road and Mansfield Boulevard.

The 7-acre property sits at the intersection's southwest corner. It's across Mansfield from a Kids R Kids day care center and less than a mile from the campuses of Wiregrass High School and Dr. John Long Middle School.

According to plans now under review by Pasco County, the 17,280-square-foot retail strip would face County Line Road on the west side of the property.

A CVS pharmacy would sit on the property's east side closer to the corner of County Line and Mansfield.

James Martin, the developer of the retail strip, is based in Charlotte, N.C. His company, JEM Development Corp., has done similar projects around the Tampa Bay area in recent years.

Pittsburgh-based Armstrong Development has submitted plans for the 12,900-square-foot CVS. The chain's primary competitor, Walgreens, opened a store this year a mile or so to the west at Meadow Pointe's main entrance.

The two projects are the first proposed for the Meadow Pointe land since 2004, when county commissioners scuttled the plan for the gas station.
Nearby residents had worried the station would foul the surrounding environment and aggravate already congested traffic.

The developer who proposed the gas station noted at the time that Meadow Pointe planners had envisioned such a use at County Line and Mansfield since 1981.
