WESLEY CHAPEL - County officials recently gave preliminary construction clearance to the Ashley Groves town houses planned for Curley Road.
Centex Homes will build the complex on the T&G Groves property north of the Watergrass subdivision under development by Crown Communities.
The 158-acre Ashley Groves development will straddle Curley, with the majority of the buildings on the southeast corner of Curley and Elam roads and about 40 percent on the southwest corner of the intersection.
Centex plans to build 256 town houses on the property - 118 on the small parcel and 138 on the large one.
The property sits between Watergrass and Epperson Ranch, two larger projects that are committed to developing a town center along Curley Road.
Watergrass' developer has begun its part of the town center. Epperson Ranch's developer, Lennar, still must pass county review and is renegotiating its county-mandated commitment to pay for the widening of Curley Road.
The Development Review Committee will discuss Epperson Ranch at its meeting Sept. 13 in New Port Richey.
On the east side of Curley Road, Ashley Groves will share a border with the planned town center. County officials originally wanted Centex to include a 1,400-foot-long road from the heart of its town house project to the town center.
The developers persuaded the Development Review Committee to let them replace the road with a 10-foot-wide pedestrian path because the land between Curley and Dick Lake is too narrow for a road.
'Hopefully, we can create a balance between the retail and the pedestrian-friendly nature we're trying to encourage with the town center,' Ashley Groves engineer Pat Gassaway said.
