Home Sales Still Plummeting, But A Little Slower

Area home sales are still dropping, but not as much they have in months past, according to data released today by the Florida Association of Realtors.

There were 2,087 sales by Realtors in April, down 8 percent from 2,257 during the same month last year. That's better than March, when 1,107 homes were sold in the Tampa-St.Petersburg-Clearwater area, down 11 percent from March 2007.

But double-digit price declines continue when making annual comparisons. The April median sales price of single-family, existing homes in the area fell 16 percent to $176,000, down from $209,700 in April 2007. In March, prices had fallen 18 percent from the same month the year before.

In the condo market, there were 508 sales, down 7 percent from the same month a year ago. The median sales price for condominiums fell 11 percent to $152,300.

The Lakeland-Winter Haven area saw 265 sales of single-family homes, down 16 percent from 315 last April. Median sales prices fell 18 percent to $142,200.

Condo sales for Lakeland-Winter Haven plummeted 76 percent in April; there were only five sales. Prices, meanwhile, rose 11 percent to a median sales price of $130,000.

Across Florida, there were 11,200 sales, down 9 percent from 12,358 in April 2007. Florida single-family home prices dropped 17 percent to a median sales price of $198,900, compared with $239,000 a year ago.

Condo sales statewide fell 16 percent to 3,900. Prices fell 19 percent to a median of $179,200.
