Our neighbors put a "for sale by owner" sign in their front yard. In an effort to help them understand the reality of their home's value, we provided a comparative market analysis.
They took the CMA as an insult and never spoke to us again.
Accepting a lower price on their property is a hard pill to swallow, but sellers like our neighbors should consider the loss they'll incur by refusing to budge from the inflated price. Even grim headlines and reports of foreclosures aren't enough to convince most sellers to lower their asking prices. They want to believe their home is either increasing or maintaining its value.
By clinging to their unrealistic expectations, they inadvertently prevent the market from leveling out.
Prices are dropping like rocks in a landslide. If you don't want to get buried, either get out of the way, or ride with it to the bottom.
