Home sales study shows where asking prices are close

ZipRealty has found that homes are selling for slightly less than their asking prices in most parts of the Bay area.

Most regions in the Bay area are getting 90 percent to 94 percent of their asking prices, according to data for the three months that ended June 30, from California-based ZipRealty.

That's the range for 76 of the 116 local ZIP code areas studied by the company.

Above and below that 90 percent to 94 percent range, there was an even split: 95 percent or more of sellers got their asking price in 19 of the local ZIP codes and on the other end of the scale, sellers got 85 to 89 percent of their asking price in another 19 ZIP codes.

Average sales prices varied widely among the ZIP codes, according to the study.

The lowest was $44,000 in 33605, centered in the Tampa industrial area north of Adamo Drive and west of 34th Street. The highest average sales price was more than 10 times that amount in 33756, the Zip code including Pinellas County's Belleair community.

Generally, homes in southern Hillsborough County and Pasco County sold for close to the asking price during the second quarter. However, some neighborhoods in Pinellas County saw homes that sold for much less than the asking price.
