When offered the opportunity to purchase Southern Hills Plantation Club last year, GreenPointe Communities jumped at the chance. GreenPointe Communities founder, Edward E. Burr had been the founder of LandMar, which developed the community, and he understood Southern Hills' potential, according to Grady Miars, president of GreenPointe Communities.
"We believed in the project from its inception," Miars says. "We have long roots within that community and purchasing it was a great opportunity to re-launch Southern Hills Plantation."
One year later that re-launch is well underway, and Miars says he is excited about how things are moving forward within the community.
"There has been an overall upgrade to the community, from enhanced services at the clubhouse and the fitness and spa center to new home construction," Miars says. "We have successfully introduced GreenPointe Homes in Southern Hills Plantation, and our first model and first inventory home were sold before they were completed. We immediately began work on another model home and another inventory home, but it shows how well GreenPointe Homes has been received in the community."
The model home was one of several new designs created for GreenPointe Homes by Deryl Patterson, partner in the renowned architectural firm of BSB Design. The architectural designs were influenced by old Florida style and include Folk Victorian, Georgian, Colonial Revival and Craftsman.
Miars says GreenPointe Communities recently added the Tampa-based Gallery Custom Homes to its family of builders in Southern Hills Plantation Club, and that Gallery soon will begin construction on new model homes. Arthur Rutenberg Homes just completed a new model, Wolf Contracting just completed two new inventory homes and Bayfair Homes is nearing completion of a new inventory home.
"Pricing on those new homes ranges from $220,000 to just over $1 million," Miars adds. "There is a variety of homes from a variety of builders at a variety of price points. It is a good opportunity for people to come in and see the new homes that have been constructed and the beautiful Southern Hills Plantation property."
The landscape is the key to much of the community's charm. Located not far from Brooksville, Southern Hills Plantation sits among rolling hills and mature trees as though it were plucked from the Carolinas.
"The topography is unlike anything elsewhere in the state of Florida," Miars adds. "There are elevation changes of more than 200 feet in Southern Hills Plantation, which makes for some beautiful vistas."
Among the world-class amenities at Southern Hills Plantation is a two-story, 17,000-square-foot clubhouse that sits high on a hill and offers panoramic views of the community. The spa and fitness center, a heated resort-style swimming pool, tennis courts, a picnic area and nature trails are popular with residents, but the community's most impressive amenity is the 18-hole championship golf course, designed by renowned architect Pete Dye.
"The Pete Dye golf course could not be in better condition," Miars says. "It is up to par with anything in the state of Florida, if not the southeast United States. It's a phenomenal experience to play that golf course."
This month, more than $1.2 million worth of infrastructure projects are scheduled to begin in Southern Hills Plantation Club. Projects include the resurfacing and upgrading of the main boulevard, as well as other less-glamorous, but significant improvements throughout the community to make it better for residents.
"There are a lot of new and exciting things going on at Southern Hills Plantation, not only with the new GreenPointe Homes, but also with all of the different home builders and the infrastructure upgrades," Miars adds. "The community is very convenient to the Tampa Bay area by way of the Suncoast Parkway, and it is well worth the trip to come see what we have to offer."
The sales center at Southern Hills Plantation is open Monday through Saturday from 9:30 a.m. to 5:30 p.m. and Sunday from noon to 5 p.m.
